Baan Kuno takes on a white/beige theme, with both outdoors and indoors of the rooms elegantly stylish. The villa’s location, well away from any other properties, offers total privacy during your holiday – not to mention spectacular views.
Living Room
Baan Kuno’s living room has an airy open-plan design, with white walls beautifully complemented by the grey sectional sofa. The glass doors can be fully opened up, transforming the area from indoor to outdoor living in a matter of seconds. The room comes with a flatscreen TV which features a DVD player and state-of-the-art surround sound system.
Dining Room
The villa’s dining area is part of the open-plan living space with a beautiful teak dining table and cushioned wooden chairs that can seat six people. A granite breakfast bar with four high stools separates the dining area from the fully-equipped western style kitchen. Meals can also be set outside by the pool.
Garden & Pool
Baan Kuno’s splendid infinity pool enjoys the ultimate location on the property for spending quality time. Located high above the ground, this beautifully tiled pool offers an uninterrupted view of the surrounding gorgeous landscape and the endless ocean. The poolside terrace includes sun loungers, with cascading landscaped gardens surrounding the villa.

Baan Kuno Layout
Baan Kuno is a five-bedroom villa. The villa’s living and dining areas connect to the pool but they can also be closed off with glass doors. Three bedrooms have king-sized beds, one bedroom has a double bed and one bedroom has two single beds.

Villa Manager
Baan Kuno’s experienced and knowledgeable manager is responsible for the overall operation of the villa. The villa manager will oversee and coordinate the staff and property and assist you during your stay.
Housekeeping
You didn’t think you would be expected to clean while enjoying time off did you? All of our villas include housekeeping to tidy up the villa, arrange the laundry services, wash up and simply make sure you don’t lift a finger whilst on holiday with the family.
Chef
The villa’s skilled Thai chef will happily prepare Thai cuisine and Western favorites.
Security
It’s nice to know you have security and many villas will have full-time guards or night time security available. Additional security can also be arranged if the villa doesn’t include any in the daily rate.
Location
Baan Kuno is located in Bophut, on the northern coast of idyllic Koh Samui, Thailand’s second largest island. The villa is built on a lush hillside and offers beautiful views reaching out into the sea. Bophut Beach and the popular Fisherman’s Village are about 10 minutes away by car. Baan Kuno is located about 20 minutes from the airport.

Always fantastically beautiful
Sawasdee krub. I’m blown away every time I arrive at the villa. Even the pick-up at the airport worked great. The villa is in very good and well-kept condition, everything is very clean and you feel very safe right away! All wishes are fulfilled, even the morning breakfast, whichever you like, gives you a perfect start to the day. The view, the peace, the lounging – all inclusive. Both the staff at the villa and the management are always there to help; if you ever have a small problem, you will be helped in an uncomplicated manner. It’s really always a great and exciting stay… See you next time.

Our group of family and friends stayed at the villa for 5 days to celebrate my birthday. The villa was nice and modern, and great views from the top. Everyone really enjoyed their stay. The housekeeping staff on site were very helpful and friendly, especially Ms Pak who was a great cook.
One thing to note however, is that because the location is on top of the hill, it was sometimes hard to get to and from the villa with taxis, as they weren’t willing to go up such a steep hill. We relied on the transport option provided by our villa management, which were great. Another thing to note is that a few showers in the rooms did not drain easily, which sometimes left a smell, and we had to wait awhile before the next person could take a shower.
Overall we have been pleased with the experience and will book villas with Ministry of Villas again.

Hello, I have been there twice because I was so impressed about the location and the service. The accomodation is a modern build clear designed villa on a hill with a great view. Sitting outside next to the pool and enjoying the sundowner is just brilliant ;-) You can even sit inside and open all the huge windows to have a feeling of sitting outside. It is the right place to calm down and relax from the daily business. The personell was very friendly and helpful. They cook excellent Thai food and fulfill also some special wishes if you would have some. I enjoyed also diving, some attractions and sailing during my stays. I am looking forward to my third stay…. Perfect Koh Samui Villa
We travelled to Thailand in Late July/August with our older teenage kids and their partners. Our last stop was Koh Samui and we stayed at Baan Kuno for nine days. Baan Kuno was absolutely stunning and took our breath away as soon as we stepped in to the property. It’s effortlessly cool with amazing views and our kids were blown away…they had great instagram photos! Pak and her husband worked tirelessly to keep everything clean and cooked some fabulous meals. Jeremy the villa manager was extremely helpful and answered all our queries quickly. The villa is a bit out of the way up the hill but this is what makes it so special. I think if we had stayed down near the ring road it would have been very noisy and instead being in the hills in such an amazing spot felt very exclusive. If you want to get out of the villa you will need a car to get around the island or a taxi down to Fisherman’s Village (10 mins) or Chaweng (20 mins) which is easily arranged. Although you should be aware that taxis can be quite pricey wherever you are on the island. Also I would say that if anyone has mobility problems this wouldn’t be the best place to stay as there are lots of stairs and steps down from the road. We booked through Thailand Retreats and they were excellent and offered very good information pre and post booking.

Stunning Holiday Retreat!
This is absolutely the best place I have ever stayed! The villa is simply stunning! Beautifully designed & decorated. The location and views are incredible! The pool is beautiful! Amazing! Special mention to the amazing, caring, friendly, talented Pak & her husband who looked after us and absolutely made our stay!!! A HUGE assest to the villa! Pak’s cooking is incredible!!! Great coffee too! So warm and friendly! Attention to cleaning of our rooms was also impressive! I cannot rave too much about this beautiful modern villa and incredible pool and views! Only downside is taxis needed to get to places and no cafes/restaurants easily walkable. Short drive to Fishermans Village though, and don’t let this out you off! Absolutely recommend!

The wonderful and luxury villa which contained fully of best facilities. You can see the sunrise from the rooftop infinity pool. At night you can stargaze easily because Baan Kuno is far enough from city light but not far enough from beautiful sky. you must come here to have an great experience like me.

Great villa with amazing staff
This villa is high up the hill and very modern. The rooms are great and big ( especially the 2 master bedrooms) and have everything you need. The pool has a great locations and is big enough to swim laps. The two two employees Brian and Kevin are absolutely great and very nice and polite. They clean the house perfectly and there also prepear great food! The only minus point is the location which is far up the hill where to go you need a taxi or car. The villa is great to go with some friends but with children it could be difficult because they maybe want some action and things to do. The beach at Fishermans village is not great but the little town is the best on Koh Samui. The nicest beach is Chaweng where you can go with a taxi or rental car in 20 minutes. This villa is not cheap to rent, but in a great shape and the best part are the employee. Overall a good experience.
