Impiana Cemagi Living

Carefully designed to capture the sea breeze and ocean views, Impiana Cemagi features individual living and sleeping pavilions with high-vaulted ceilings and alang-alang thatched roofs, fashioned on a traditional Balinese compound. An antique Javanese Joglo (wooden house) forms the sixth bedroom adding to the Indonesian flair and charm that makes this villa so unique.

Living Room

The traditional open-sided living pavilion with its high vaulted ceiling is the social hub of the villa, cooled by ceiling fans and the fresh sea breeze. Two cream sofas and a deep daybed surround an antique coffee table, while two small tables and chairs provide the setting for a cup of tea. From here guests have uninterrupted views across the gardens and swimming pool to the ocean.

Dining Room

Adjacent to the living area is the dining room with a solid teak table (seats 12) positioned under ceiling fans. Glass folding doors on all sides ensure the room can be fully enclosed in inclement weather and a brass gong sits in one corner to summon guests at meal times. The square kitchen sits behind the dining room and features black granite work tops, stainless steel appliances, a wine fridge and coffee machine.

Media Room

To the rear of the property, above the twin guest rooms, is the air-conditioned games room with glorious views of the neighbouring rice fields. Equipped with a billiard table, 43-inch satellite TV with Bose CD/DVD player and iPod connection, soft English style sofas and a grand piano, this room provides respite from the heat and a welcome escape for teenagers.

Garden & Pool

Famed for its dramatic, absolute beachfront location, Impiana Cemagi spoils guests with an enormous amount of space. Beautifully landscaped, the gardens encircle the villa with their soft rolling lawns and vibrant green foliage. Pretty flowers inject splashes of colour while fish and lotus ponds add a touch of Zen and Javanese lamp boxes light up the surroundings at night. Just beyond the living pavilion is the main 18-metre swimming pool, flanked by green sun loungers shaded by umbrellas and coconut palms and perfectly placed for relaxation. To the left of the pool, beside a lily pond, is an outdoor dining area (seats 10) – just the spot for a seafood barbecue.

A bridge crosses a trickling stream and a stone pathway leads guests up to a large grassed area at the top of which is the sunset balé. Here guests can take in the power of the ocean as it crashes across the black rocks, glistening sands and holy sea temple. To the back of the garden, opposite the Joglo pavilion is the villa’s well-maintained tennis court. After a match, guests can take a refreshing dip in the teardrop-shaped swimming pool adjoining the Joglo and relax in the sun on one of the bright red loungers, or under the shade of the antique balé.

Impiana Cemagi Layout

Impiana Cemagi is modelled after a traditional Balinese compound, with peaceful and private sleeping and living pavilions resting in standalone pavilions amongst luscious tropical gardens. Guests enter the villa via wooden Balinese doors and a Palimanan stone staircase that leads to a trickling fish pond adorned with water lilies. From here the villa and its grounds are revealed, and the views go all the way to the ocean.

To the rear of the property two guest bedrooms are housed below a large, bright, second floor games room. Two more bedroom pavilions lie on either side of a stepping-stone pathway that leads to the living pavilion which overlooks the 18-metre swimming pool, the garden, the beach and the ocean beyond. Adjacent to the living pavilion is a stylish dining room linked by a covered walkway to the kitchen. To the right of the living pavilion rests a two-storey building accommodating the master bedroom suite.

On the far side of the grounds lies the tennis court, Joglo guest house and second swimming pool with views to the nearby rice terraces. A sunset balé is strategically placed on rolling lawns, just above the beach for optimal ocean views.

Location

Impiana Cemagi boasts 100 metres of absolute beach frontage on Bali’s rugged south-west coast in the peaceful seaside village of Seseh. The roar of the ocean can be heard throughout the villa as waves crash against the black volcanic rocks and the spectacular sea temple, Pura Gede Luhur Batungau, that rises above them. Here guests are treated to incredible sunsets views. The secluded beach is great for daily walks and running but due to unpredictable currents, swimming is not advised. The trendy surf hub of Canggu is about 20 minutes to the south while the iconic seaside temple of Tanah Lot sits the same distance to the north.

Impiana Private Villas Cemagi was fantastic! The gardens, grounds and view from the dining areas are spectacular. It is very relaxing and scenic, and the pools were wonderful too.
Ari, Gedai and all the staff were very helpful and caring, especially with my Mum who has mobility issues. Transport and transfers were organised with ease. Ari even assisted us with getting a ground floor room at our next hotel, and also messaged to see if we had settled in okay. Impiana Private Villas Cemagi was brilliant and we would all stay here again!

The place is great. Lots of garden.
The villa looks good from outside. Friendly waiters and staff. Have a private access to the beach. (but unfortunately, the sunset view not so good all the time)
Decoration for the wedding was good.

I have been back for just over a week and we are still missing the villa. It was wonderful to have stayed there and I told my daughter I would be happy for her to get married there. Haha.

    Some feedback for you.

    1. Grounds are very well maintained. Excellent.
    2. Mosquitoes at the pondok next to the beach but none at the other villas, outdoor bath, etc. Very good. Amazing!!!
    3. The wifi is excellent.
    4. The grand piano was uplifting. We used it whenever we could.
    5. The villas were well maintained and very sufficient.
    6. The beds were wonderful. Luxurious.
    7. Staff were very hospitable.
    8. The jacuzzi in the master bedroom unit was found to be not working. They fixed it the next day.
    9. We stayed at Villa Asta 2 years ago. We found the menu at Impiana Cemagi rather limited but by the end of the stay, I realised we could ask for anything as they could do it. Haha. It wasn’t limited to what they had on the menu. Yeah!
    10. Slippers in each villa were very welcomed. Well used!

We stayed with a group of 14 Family and friends and were married at the villa. We have stayed at many Villas of different size and price and this place is simply superior! The reaction from all our guests as they entered was OMG! If you want somewhere spectacular to get married you have found the right spot. STOP LOOKING and book this place. Our wedding was a simple one but they spoilt us at every turn even laying a walkway of flowers to the wedding Bale. The gardens and the view are stunning, the rooms are beautiful and large.and to top it off the sun sets right in front! There is a temple just off the waters edge to top off the view. We felt like millionaires for the short time we were there.
The picture do not do justice to this amazing place. It has to be seen and experienced. It is on the more expensive side for Bali but worth more than we paid. We are saving to stay again and again.
Simply stunning! Thanks Impiana and the gorgeous staff for an amazing stay and the wedding of the year, and thanks Ministry of Villas for exceptional service from booking to end.

Wonderful place. This 6 bedroom villa was normally only lettable in its entirety and is now available ‘by the bedroom’. 20/25 minutes by scooter from the center of Canggu, we really enjoyed this place.
Rooms, pools, view, common areas, everything is beautiful and works perfectly. The garden is sumptuous and the sound of the sea adds a plus. The manager is very nice. We felt like we had rented a private house for the price of a hotel room, the property is so large and the other guests are discreet. Excellent value.
    Only things to improve:
    – food in general, breakfast very (too) simple and not sophisticated enough, lunch/dinner menu as well.
    – the few bottles and plastic bag near the gardens (at the borders of the property) should be removed by the hotel since they have gardeners who work non-stop in the gardens.
I was thinking of putting 4 stars because of these two points but given that it is the beginning it would probably have been too hard. Keep up the good work!

Impiana Cemagi is such a beautiful villa – both the gardens and the views are incredible. We had an amazing time watching the sunset over the ocean from the sunset bale on right over the beach.

I love that the villa has the real feel of Bali with thatched roof pavilions and open-plan living areas. Everything is immaculately well maintained with a small army of staff looking after every little detail. This villa has everything you could ask for, including two pools and two pianos!

Finally, there’s the staff. Villa manager Maya could not have been more gracious and the whole team looked after us so well it really was hard leaving this beautiful place and returning to reality. Amazing experience from start to finish!

Loved it! Everything about this villa is perfect. Maya is an amazing woman who manages the villa and has years of experience in the industry which shows. She welcomed our team with open arms and looked after us like we were family.

The location is 30 minutes from Canggu and a way to truly experience the real Bali. The Balinese gardens are stunning and one of the best in Bali. Overlooking the ocean watching sunset was a highlight.

We had an amazing family style dinner prepared by the chefs and WOW they can cook. The food was cooked to perfection, served hot and on time.

After dinner we enjoyed playing the piano (there are actually two) and played billiards too. They even have a full size tennis court for those who want to have a game or two.

Honestly one of the best villas in Bali.

50th Birthday 5 day stay with best friends and their adult kids at Villa Ombak Laut. Had planned this birthday for a year with friends also staying at neighboring villas. Simply superb. Exceeded all expectations. Welcome cocktail evening with all guests (31) brilliant. Food exceptional. Veby, Putu and all staff just absolutely amazing. No request too difficult. Changing money for me. Ducking out to top up drinks or food when needed. Accommodations superb. Even the weather was kind on most days. Wish I could turn 50 again and relive the experience over and over again. Ministry of Villas, came to the rescue over 12 months ago when I was trying to find the right villas for 30+ people. Lola Tandyar, you are a star. Thanks for everything. Concierge, Munir. 80+ emails in the last few weeks organizing it all between 3 villa managers. You nailed it. My boyfriend and I mostly live in Bali, but we needed some peace and this was the place to get some, we were both about to fly home to Europe for the Christmas season, so to come to this location was the best send off in the world.

There is the most stunning view from the large infinity pool, you have the perfect sunset view. When we arrived the staff were welcoming like long lost friends.

The food was delicious. Where the dining table is has a beautiful view too.
