Rising up taller than the surrounding treetops, Pooja Kanda is the perfect mix of proud colonial design and luxurious modern elements to ensure comfort and relaxation during your stay. Below, the two-acre garden completely encircles the five-bedroomed house and the unique rock-outcropped swimming pool, giving ample room to take in the endless views of the beautiful natural landscape on which it sits.

Living Room

Generously spilling onto the front veranda through multiple sets of elegantly arched doorways, the living room is a haven of peace and tranquillity. Furnished with a deeply cushioned sofa, the living room also features a pair of day beds that languish either side of a glass-topped coffee table and a table for four that sits to the far side of the room admiring the garden views.

Dining Room

Separated from the living room by a low wall is an intimate fan-cooled dining room with marble-topped table for eight that’s beautifully laid for sumptuous mealtimes. A second dining area is found on the back veranda beside the swimming pool where a hexagonal table for six is ideal for relaxed daytime dining. The kitchen is fully-equipped for any Western or Sri Lankan meals your heart may desire.

Media Room

Pooja Kanda’s intimate air-conditioned media room features built-in sofa seating on three sides, topped with thick mattresses and cushions, facing a timber cabinet containing a generous 42-inch-screen TV with satellite connection and a DVD player.

Garden & Pool

Pooja Kanda’s tranquillity is further enhanced by a garden bursting with birdsong and enlivened by visits from inquisitive monkeys high up in the trees. The house comes with an eight-metre swimming pool with lounging ledge. Beside the swimming pool is a veranda furnished with sun loungers for topping up your tan under the warm tropical sun. To the far side of the swimming pool, across the top of a waterfall feature, is a small circular table in a verdant jungle setting. Stone steps just behind here lead up to the highest rocky outcrop where a built-in seat is designed for quiet moments.

Perfect & Peaceful Villa For a Family Holiday

We had a family re union & spent two amazing weeks there in Jan 2019. The Villa was better than expected & the staff was the icing on the cake. Nothing was too hard & they did everything with a smile.

Loku the property manages was very helpful & went the extra mile, chef Sunanda dished out amazing meals day after day, not one average meal in 2 weeks. Chaminda the house manager & Kumudu were excellent & I can’t say enough about how they looked after us & made everything feel special.

The beach was a 20 min walk or a 8 min tuk ride. The house was really a relaxing place for a large family with lots of space to spread out. Its tucked away from the busy streets on a little hill top overlooking the tree tops. Relaxing & excellent.

    A Beautiful Place to Stay

We stayed here for just two nights, and loved it. The villa is so spacious and there are several places to sit and enjoy either some quiet time, or each other’s company. There were nine of us in our group (two families) and we used each of the five very decent sized bedrooms, as well as the air conditioned tv room with the over sized couch. Everything is clean and well cared for, which is no mean feat given the open plan nature of the villa. The staff are also very attentive and the meals they prepared and served for us were very nice and very well presented.

The pool, and it’s surrounds are fantastic. We also loved the special Christmas lights and decorations. The grounds are immaculate and there are board games available as well as a range of books to choose from to pass the time. Wifi was also very good. The villa also offers a free laundry service which was very much appreciated.

Loku and Rob are excellent managers / hosts, and Loku was kind enough to arrange a whale watching tour for us, and she also accompanied us to Mirissa harbour to make sure our driver found the right place and boat! The chef also packed a small breakfast for us all that day given the early start. This was such a peaceful place to stay – I would definitely stay again and recommend to others.

    Stunning Property, Setting and Staff

We stayed here for a week with friends and were treated like royalty from the moment we arrived to the minute we left. Nothing was too much trouble for the delightful team of staff, Chaminda, Sunil & Kumudu. Not to mention Chef Sunanda and his assistant Gimhan who provided us with a wonderfully varied menu, all of it truly delicious.

We had a few laughs with them too, usually at our attempts at Sinhala! The immaculate grounds and the tranquil tropical pool provide the perfect setting for total relaxation. I would thoroughly recommend and would love to return one day. Bohoma istuti!!

    “Take us back!!!!”

We’ve just returned from a 9 day trip to Pooja Kanda, and we absolutely loved it.

    High points –

The location; just a five/ten minute tuk tuk ride to the beach, and a few shops, restaurants and an ATM.

The villa itself is stunning, and with our bedroom on the first floor, waking up every morning to the sun rising (we have an 18 month old so no lie-ins!) was breathtaking. It stays cool in all the rooms from aircon, and the family spaces downstairs are perfect for dining and relaxing. The pool has stunning views too, and the kids loved it.

The staff are lovely, we ate some fabulous food cooked by the chef, and it was never too much trouble asking for a coffee – or a gin and tonic. The rooms were cleaned daily, and they were all really friendly with the kids. Loku (manager) was around usually once a day to ask about local places to visit and we could text her to ask any questions if needed too.

    Points to note –

Be wary of the pool area with young children; we have three under three and although there are gates around the pool, they had large enough gaps for little ones to climb through. It is quite isolated however, so with enough eyes on them, we didn’t have any problems.

Super markets – there wasn’t a great amount of choice for toddler snacks, so if you need these, take enough from home before you arrive! The wine is relatively reasonable, but more than you’d pay at home in the UK. We paid around £12 for an average bottle, but the beer is really cheap.

We would highly recommend POOJA KANDA, and I would definitely return again.

Nothing but the best at Pooja Kanda – The Great Gatsby would be proud!

Standing on top of the hill towering over its neighbours, Pooja Kanda truly is an impressive sight as you come up to the entrance!

We were greeted by the Villa Manager Rob, an engaging chap with a long history in the region, who was more than happy to take us through all of the facilities of this glorious mansion in a whirlwind tour showcasing the amazing style and decadence that he has somehow managed to keep looking beautiful and fresh throughout the property.

The bold white pillars, the open-space living, lounge and dining area design, the carefully-chosen artworks and furnishings, as well as the endless side rooms with different spaces to be discovered everywhere for you to spend time in and relax are all truly remarkable and give the residence almost its own personality. We ate like kings throughout our stay (best chicken curry you can find in Sri Lanka!), and were always served with a smile by the attentive staff.

Sri Lanka is fast becoming known for hidden gems like this, and I daresay Pooja Kanda is one of the prime examples of villas done well in the entire country. I only wish we had more time there! Will definitely come back again.

Pooja Kanda is precisely the villa experience I was hoping to have in Sri Lanka.

The villa oozes a modern Sri Lankan colonial style. It fuses beautiful period details and traditional artwork with modern furniture and every comfort you need to relax in style.

The building itself has nooks and crannies, private terraces as well as an office and media room. This meant we could all find our own space to send emails, read or simply unwind in solitude. I loved this.

The other highlight is Pooja Kanda’s position atop a small hill. We had a lovely breeze flowing through the villa every day so we didn’t have to retreat to air conditioning. This was exactly the colonial villa experience we were hoping for!

Thank you Rob and Loku for your warm hospitality and travel advice. You’ve helped us get even more out of our Sri Lankan adventure 🙂

    What a surprise!
I arrived at the villa and was welcomed by the team of friendly staff who showed me around. The villa has a colonial style and look with an open verandah around the villa. The furnishings are a mix of antiques and one off pieces that add to the charm. Dinner was served in the main dining room which actually opens up over the living room. The chef was amazing and the menu had a mix of Sri Lankan favourites and western dishes. The bedrooms are comfortable with ensuite bathrooms and aircon. I think this villa is a great option for those who want to experience Sri Lanka in style.
