The Layar offers a choice of 1,2,3 and 4-bedroom villas, each with its own distinctive design and all with an uncurbed feeling of space and openness. The one-bedroom villas are so romantic, yet even the largest four-bedroom villa has intimate, away-from-it-all corners.

Each of The Layar’s 4 one-bedroom villas feature an elevated garden, swimming pool and open living and dining area below a dramatically sloping ironwood-shingle roof. A galley kitchen lies to one side of the living area, with the bedroom and ensuite bathroom on the other.
The villa has a romantic living area, with a wonderful sense of openness that couples will appreciate. Drift between the teakwood sofa, the sun-loungers on the pool deck, the private pool and the stone bathtub gracing the courtyard garden.
Honeymooners and couples love the design of the light-filled bedroom, with its stylish seating area and window onto the courtyard. An elegant expanse of Palimanan stone surrounds the foliage-fringed shower, elongated counter and decadent stone bathtub.

At the heart of The Layar’s 7 two-bedroom villas is a multi-level living area, defined by angled roofs and curved walls. The open living and dining space sweeps from the edge of the pool across to a partly recessed kitchen and up to a mezzanine media room which appears to float above the living area, its curved bank of built-in seating gazing towards the pool.
Each villa occupies up to 600sqm of grounds featuring a sun deck, jacuzzi and curved pool. Some villas also feature a sunken pergola with alfresco seating.
Oriented for quiet seclusion, the master and guest bedroom suites are on separate sides of the living area. Each king-sized bedroom is fitted with a large bathtub, shower and double basins, and features a private garden.

Three Bedroom Villas
The Layar’s 11 three-bedroom villas all feature multi-level open-plan living and dining rooms that fan out from a raised platform alongside the kitchen, widening to the garden and pool area. Four of the villas have a mezzanine level media room; the others have a larger sense of free-flowing living space.
Edging right into the living area for toe-dipping convenience is the jacuzzi (available in all but one of the three-bedroom villas) and shallow section of the swimming pool. Another social space is created by the pool deck and garden with sun-loungers and sunset views.
Secluded on separate sides of the living area, the three king-sized bedroom suites enjoy complete privacy and outdoor space in the form of a deck, terrace or bathroom garden. Each ensuite has a large bathtub, shower and double basins.

Four Bedroom Villa
The Layar’s four-bedroom villa is unique: a lily pond leads visitors into an open-plan living room, featuring a raised dining area and kitchen at one end, and sitting area open to the garden at the other.
Oversized sunbeds, sun loungers and a circular love seat occupy the pool deck. Submerged seating in the jacuzzi and shallow wings flank a large pool – providing the ultimate in water-induced relaxation.
Beyond the pool, privately screened behind another curved wall, is the master bedroom. A curved wall creates an imposing backdrop to the king-sized bed, which faces a desk set below a wall-mounted TV. A corner banquette looks onto a small garden which opens onto an exotic bathroom.
Discreetly tucked off the living room in the main pavilion are the three guest bedrooms, each with a unique charm. One is multi-level, with the bed on a raised platform facing the pool. The other two – one with a king, the other with twin beds – look onto their own corner gardens. All bedrooms have indoor/outdoor bathrooms with bathtub, shower enclosure, and twin basins.

The Layar Layout
For a faultless fusion of inspired architecture and easy tropical living, The Layar is in a class of its own. One of the greatest advantages of staying in a villa is the service provided by dedicated staff. The Layar has over 80 staff, professionally trained and determined to do their utmost to please with their warm and friendly Balinese hospitality. Pleasing to those who treasure their privacy, staff only appear when you need them; The Layar as a boutique resort is complete with its highly acclaimed restaurant, as well as in-villa dining and events– so staff are on hand to serve up a sumptuous breakfast, a delicious snack, or poolside barbecue, otherwise you’ll have the villa entirely to yourself.
Villa Manager
The Layar’s experienced and knowledgeable manager is responsible for the overall operation of the villa estate. The villa manager will oversee and coordinate the staff and property and assist you during your stay.
Housekeeping
You didn’t think you would be expected to clean while enjoying time off did you? All of our villas include housekeeping to tidy up the villa.
Butlers
Butlers are on hand daily. Please note that The Layar’s butlers work on a room service basis, meaning they are only present at your villa when requested and not stationed at the villa at all times.
Security
Trained security guards working in shifts keep the villa estate safe and secure round-the-clock.
The Layar Location
The Layar is aptly located in one of the most modern parts of Bali – Seminyak. The Layar, which offers maximum tranquility, exclusivity and security, is just 35 minutes away from Ngurah Rai International Airport.
There are dozens of spas, boutiques, bars and restaurants just a few minutes away from The Layar. Also, volcanoes, traditional villages and rice paddies that can be explored are just a short driving distance away. Other places to visit are the golf course and the stunning beaches.
You could eat out at a different restaurant in Seminyak every night – for months – and still not run out of options. Jalan Laksmana (also known as Jalan Oberoi and Jalan Kayu Aya) is Bali’s fashionable ‘Eat Street’, offering plenty of high-end restaurants including Sarong and Nutmegs at Hu’u Bar and is walking distance from The Layar.

Just returned from Bali and stayed at The Layar for a week.
We stayed in the 2 bedroom villa and it is magnificent. You can feel you are on a tropical holiday as soon as you enter the villa. The open plan layout is beautiful and the swimming pool is massive – not your usual plunge pool! The staff were extremely friendly and service was outstanding. The butlers respond and action any queries promptly. The location is very central and a couple minutes drive to Seminyak Village. We had a lovely vacation and we can’t wait to be back.

We had a wonderful stay -for more than a month- in one of the stunning villas of The Layar in Seminyak. The location of The Layar is perfect: close to Eat Street (Jalan Kayu Aya) with all its restaurants. But there is also a great restaurant at the entrance where we have dined often.
The design of the villa was beautiful, the work of a very gifted architect. The layout of our villa was very nice and assured privacy. It was very tastefully decorated with an open living, two comfortable bedrooms with their own bathrooms, a beautiful and large pool (with a very comfortable temperature) and a jacuzzi. We had a big garden in which we saw a lot of birds and even squirrels every now and then. In the beginning of afternoon, it was often a delight to see a flock of little birds taking a bath at the edge of the pool.
The villa itself is equipped with ceiling fans and has a mezzanine with a huge television. The bed- and bathrooms had air-conditioning, TV and the beds are king size. We slept very well. And the outside shower next to the guest bedroom was a delight to use! There were some mosquitoes at times, but a bottle of Soffel (very cheap, can be bought everywhere) made sure that this wasn’t a problem.
The wi-fi was good with great signal strength everywhere. One time we had a thunderstorm with enormous lighting that took out our connection to internet. It was good to see that no effort was spared to restore internet very quickly. The staff (pool maintenance, housekeeping and gardeners) was extremely friendly and helpful. Every time we were treated with the generous Balinese smile. We had a great and luxury holiday because of the above and can recommend The Layar to anyone looking for a perfect holiday!

A pleasure to be in a beautiful ‘architectural’ villa!
My wife and I stayed -from mid-January 2024 for more than a month- in the beautiful 2br villa 15 of The Layar. In addition to a very nice garden and a lovely swimming pool, it was a pleasure to be in a such a beautiful ‘architectural’ villa: it is very tastefully decorated and everywhere in and around the house: excellent wifi!
The inside bedrooms were equipped with good air conditioners and the outside room and mezzanine have plenty of excellent ceiling fans. And we loved the outside shower! The great and very friendly staff -housekeeping, gardeners, pool maintenance etc.- made sure everything stayed clean and tidy.
In summary: this villa was perfect to stay in. We therefore recommend this villa of The Layar wholeheartedly.

Our second visit here and we loved it. Elegantly designed, spacious villas with great private pools. The staff are fantastic and there’s a wide range of massage treatments in villa. It’s my favorite spot to arrive to Bali to – close to the airport and a fantastic place to arrive, relax, and start your trip.

Amazing quiet place. Air conditioned bedrooms and pool ready and waiting for that plunge after sun baking. The staff were exceptional. Everyday they set out breakfast, made coffees and cleaned the Villa and pool area. Each evening they would turn down the beds and spray for mozzies ( not many of those). The staff were so Friendly and the concierge service amazing. The food was wonderful and the Balinese feast fit for 8 hungry people. All in all highly recommended The Layer..

I have stayed in many hotels and other villas and would highly recommend The Layar Villas. The whatsapp service was amazing – the staff are so professional and attentive to every need you have. Fantastic position near Seminyak – walking distance to the main shopping road and restaurants. On site 24/7 security with nightly patrol so we always felt safe and if you are single or a couple of girlfriends it was great to know that security was at the front. Twice daily housekeeping service for morning room clean and evening turn down and they would always knock first and you can request what time when the delivered your breakfast.
We always ordered our breakfasts off the menu in the morning and just rang through our order. They would come and set everything up on the dining table and make you free coffees (which were amazing) in your villa. The staff who came were always very professional, friendly and super efficient – an absolute pleasure to deal with. We ordered in a few times for dinner and that food came from the italian restuarant within the villas. I do have to say the food was okay, nothing to gush about but always fresh and edible. We did order in from outside a few times and that was easy.
They are next door to a very cheap laundry service, bluebird taxis or gojeks were super easy to arrange from out the front. The villa itself is stunning – the whole outdoor/indoor living space by the pool was gorgeous with a breeze going through all day. The pool was cool but as it had sun on it most of the day it was refreshing. The housekeeping team were incredible – they would do the entire villa in less than 20 minutes and had a team of indoor and outdoor staff – they cleaned the pool and the grass area every day as well. Well done to them all! For anyone wanting 5 star service like a resort or hotel but have a huge one bedroom villa with private pool this is the place to stay. It was great value for money and we ended up extending from 3 nights to 6 nights.
** On a side note, I got terriblly sick one of the nights with a blinding mirgraine and vomiting. We used d’Square Medical Seminyak which is a 5 min walk away. You can whastapp them and I had a doctor and nurse arrive within 40 minutes. They were amazing and I ended up being given 2 drips with various medications (whilst I was on the toilet floor because I couldn’t move) to stop the migraine and vomiting and they stayed until all my vitals were okay and I could go to sleep. They arrived at 3am and stayed until 6am. I couldn’t believe what they had with them and they both came on the back of one motorbike. Super professional and I felt so much more at ease with being sick in Bali than I ever have. I had a follow up with the clinic in the morning and the Dr there was just as professional and helpful. I felt in very good hands.

A fantastic treat in a beautiful and comfortable villa in Seminyak
In the second half of November till December 7, 2022 my wife and I stayed in villa 15 of the Layar in Bali.
It was a fantastic treat. The villa has been designed by an architect who understands his profession: making optimal use of the space(s), two large, beautiful bedrooms, both with very spacious bathrooms including shower and large round baths. It has a huge open living and the swimming pool is located in the middle of the beautiful garden, where the jacuzzi is located too. Many songbirds and squirrels also enjoy the garden! Sometimes there were some mosquitoes bothering us, but an easily obtainable bottle of Soffell quickly took care of that.
There is a new large TV in the cozy mezzanine, just like one in each bedroom. The staff does their job unobtrusively well. The beds are neatly made every day, the towels and bath towels and bed linen are replaced in time or on demand and the garden, the swimming pool and the entire house are also cleaned daily. The coffee, tea and drinking water are always replenished. If you want you can go to a good Italian restaurant at the entrance of the complex. Of course you can also have breakfast, lunch or dinner delivered to your villa.
The villa complex is well guarded, safe and quiet (!), next to the shops on the road that leads to the more touristic part of the village: ‘eat street’, where are many shops, restaurants, cafes. Something to suit everyone’s taste. A very, very nice stay indeed, we can recommend it to everyone!

The Layar is a fantastic vacation place to explore Bali. It is an oasis of quiet and peace in an otherwise bustling Seminyak city. The staff is attentive and super friendly. We stayed four weeks in Villa #15, a two-bedroom villa with a swimming pool and hang-out mezzanine. The villa is kept meticulous with all and more, of the amenities of home. We got a home cook to cook evening meals in the villa, and she taught us to cook authentic Balinese meals. The area has excellent restaurants, including the restaurant at the entrance of The Layar.

The villa was huge with plenty of room to have time to yourself. We had breakfast included which was able to be had in the villa or in their amazing restaurant. The breakfast was incredible and couldn’t be faulted. The team at the layer went above and beyond to help us make our friends birthday special – allowing us to bring a bartender into our villa to have a cocktail party, delivering balloons in the early hours of the morning so he woke up with a surprise, bringing a cake into the villa and singing happy birthday, etc. The whole team at the Layer were amazing .
We are truly grateful to have stayed here. Thank you for an unforgettable holiday. We can not wait to return.

Amazing Villa!
A group of us girls stayed in a 3 Bedroom Pool villa with a spa for a quick 5 night getaway.
The villa was incredible! We couldn’t have asked for any better.

Our stay was great and we cant recommend the Layars more :)

Had a great stay at Layar! We took a 2-bedroom villa and it was very well-sized. My favorite parts were the pool, the outdoor bathroom, and the service. The seating in the hall was also really comfortable. The service during our entire time was top-notch. Right from the receptionist to the housekeeping.
In terms of room for improvement. The pressure of the shower was very low for my liking. I also wished that the hall had an option to be completely indoors with AC as well. While it was great to sit out, it got very humid and there were lots of mosquitoes which forced us to be in our rooms.
Overall, it was a great experience and I would certainly recommend it to others.

Absolute Paradise. We were in Bali celebrating a birthday and the staff went over an above to accomodate us and make the birthday person feel very special.
The staff are so friendly and I couldn’t recommend this place more highly!

Our 3 bedroom villa was incredible, and was fantastic for our holiday. We were incredibly impressed by the the villa staff and their continuous help to ensure our stay was a happy one. The villa itself was huge, the pool temp perfect and clean. If we ever did have a problem, the villa staff had it resolved very quickly. I would happily stay here again and recommend it to others.

Great location, fantastic villas, need some maintenance to the villas – for the price point looking weathered. Very quiet. Lovely design. The room staff, garden staff & staff transporting on buggy were great. The customer service/ reception staff were average.

Good location close enough to Seminyak square but far enough from the hustle and bustle. Rooms were clean and modern but the mattress could have been better. The villas are beautiful and architecturally designed however this design in some areas compromises practical use of the villa and safety. There are heaps better places to stay for this price (a little over priced compared to other villas).

Our second stay at The Layar this time with two families, 4 adults and 4 children and plenty of room for all of us! The Layar staff and our dealings with the Ministry of Villas staff were very accomodating and the buggy drop off service that The Layar offers to nearby places came in handy with the kids. We’ll definately be back, highly recommend The Layar !

Great stay in the 3 bed villa. Like all Bali villas, a little rough on the edges sometimes, but overall a great choice and all guests agreed we’d stay again. The pool was beautiful and layout of the villa perfect with lost of space. The buggy drop off service was handy, and all staff helpful when asked to do things. We loved the Indonesian in-villa BBQ one night and gave us the chance to host friends without having to cook/clean. Very handy location. Only ask would be that the rusting fridge be repaired/replaced, and resulting water stains on the kitchen floor be repaired.

“Amazing villa in the best location in Bali..!!!”
Just came back from a two week stay at The Layar , villas and spa in the heart of Seminyak Bali . What a fantastic holiday!! Even if you find yourself in the centre of all the bars and clubs and shops , here at The Layar you can still feel like you are in Paradise . Open plan villa immersed in nature with all the luxuries you can wish for. The staff is very polite, friendly and efficient . We definitely recommend it as we thoroughly enjoyed.

“Expensive but very good”
We booked one of the 4 bed villas over nye. It was pricey but the service and accommodation was excellent. On New Year’s Eve our restaurant booking fell through and the staff even organized catering with 3 hours notice for a group of 18 people. Staff we’re very attentive and polite and we’re very good considering full occupancy.
On the negatives- Phone in main area and bell didn’t work and we had an hour delay on check in. All minor inconveniences really although if we didn’t have local phones to call the reception from, it would have been an expensive call when we needed anything.

“Small heaven within a 3 bed-rooms villa”
I stayed there only overnight, but my staying there so impressing. We got a 3bed-rooms villa with private swimming pool. The lay out of the villa so homy. Bathrooms so huge, divided into three sections for my room. The breakfast was really superb. We can choose our own breakfast differently between our group of six persons. We really treated as a super vip guest here.

“Best place on earth”
We loved every minute of our stay here. We’ve stayed at plenty of villas and hotels in Bali but the Layar is an absolute standout in so many ways and the location is about as good as you’ll get (other than full beachfront). The design is stunning and apparently no two villas are the same. There is no spa as such – instead (even better I think) your treatments are done in your villa or (in my case) in our beautiful garden. The staff are all amazing and we were treated like royalty. We will be heading back as soon as we can!
