Ministry of Villas has up to date pricing and availability on each profile. Prices include all tax and service charges and there are no hidden costs. All of the inclusions, details about the villa and staff are listed on the individual profiles. Prices are calculated using the villa’s nominated currency, typically USD. Amounts shown in other currencies are based on today’s exchange rate.
After holding a villa, you can make payment online using a credit card (3% fee), PayPal (3% fee), or arrange a bank transfer in your preferred currency (AUD / EUR / HKD / GBP / IDR / JPY / NZD / SGD / USD). Depending on the villa, a deposit of 20% to 50% is required to secure the booking, with the balance due 60 days prior to arrival. Alternatively, you have the option to pay the full amount at the time of booking to minimise transactions.
Rates quoted are based on the maximum occupancy of each villa as specified on our website. The number of guests staying in a property must not exceed the maximum number of guests published or agreed upon in the booking confirmation. If you anticipate exceeding the maximum occupancy, please notify us at the time of booking. Additional charges may apply for extra guests.
Any events planned at the villa must be arranged before making the booking. Typically, if the number of guests exceeds the maximum capacity of the villa, an event fee will apply.
The standard check-out time is between 10am – 12pm. The precise check-out time for your villa is specified in the ‘Need to Know’ section on the villa profile along with the invoice. Many villas offer the option of a late check-out, usually until 6pm for 50% of the daily rate, allowing you to extend your stay in the villa. Please ensure to check if this option is available for your desired villa.
All villas include Wi-Fi and housekeeping staff. Daily breakfast is included for some villas, but for a comprehensive list of villa inclusions, please refer to the individual villa profile. Additionally, you can find more information about what’s included staying in a private villa.
Where additional items such as cots, high chairs, or extra beds are provided by the villa, there is usually no extra charge. If the villa does not have items you require, our Concierge Team can arrange hiring children’s equipment for your trip.
Some websites try to hide extra charges where would like you to book with us for years to come. We are very upfront with extra costs and when booking with Ministry of Villas you are not charged any booking fees, cleaning fees and there are no hidden costs. We are here to help you find the best villa for your trip.
Once the payment has been received, we will introduce you to our concierge who is on hand to help arrange the pre-arrival for you at the villa. They will assist with transfers. In winter destinations we can also help arrange equipment hire, lessons and lift passes for the season.

Additionally, we include a complimentary concierge service to help arrange any extras you require for your stay, which may include pre-stocking the fridge, arranging restaurant reservations or even organising day trips.
