Armitage Hill Overview

Armitage Hill is that rare place that seems to exist in its own dimension, removed from the confines of space and time. Since the property was first established over 200 years ago, Armitage Hill has been featured in several architecture anthologies and guide books to Sri Lanka. And it’s not just its long history that makes this property so special. Obviously, the setting itself is incredibly beautiful with the hilltop property gazing over flood fields and out towards Adam’s Peak. Throughout its history, Armitage Hill has evolved without losing its authenticity.

During the past three decades, the late great architect Kerry Hill infused the property with the famous Kerry Hill touch – the same je ne sais quoi he provided for iconic luxury resorts and residences from Bali to Kyoto. Today, this sprawling property is a staple in architectural publications, attracting visiting architects and students to marvel at its effortless design and charm. The villa strikes the perfect balance between old and new, minimalism and extravagance, creating a holiday haven that delights all five senses.

Armitage Hill Living

Drifting between the pavilions scattered across this 20-acre estate, it’s impossible not to feel moved by the 200-year history which still lingers at Armitage Hill. The original plantation house is now accompanied by structures which exemplify Kerry Hill’s indominable style. The serene water features and pitched roof pavilions are unmistakable signatures of the late master. As always, Hill has allowed nature to take first chair with enticingly vibrant tropical hues framing the property throughout. The end result is nothing short of spellbinding.

Living Room

In keeping with the estate’s lavish stature, Armitage Hill offers a plethora of living areas where guests can relax and mingle. The veranda which hugs the main house works as an alfresco living room, providing sweeping views over the villa’s manicured lawns. Beautifully juxtaposing this historic tableau, an indoor living room features austere modern interiors and fairy-tale like views of the jungle through French windows. Here you can gather up your entourage to relax on plush grey sofas and matching armchairs, either to admire the views or to take in the sleek design of the space itself.

Dining Room

Though there are multiple living areas for guests to lounge and gather in throughout the estate, the most lavish dining area can be found in a pavilion by the grand courtyard. This open sided pavilion can seat up to 20 guests for exquisite feasts and relaxed meals, surrounded by beautiful artwork, world renowned architecture and lush views of the garden. Foodies will be delighted to learn that the villa features a top-of-the-line kitchen complete with gleaming appliances and all the necessary crockery and cutlery.

Garden

Armitage Hill is built on a beautiful elevation in southern Sri Lanka, providing sweeping views of the surrounding flood fields and out to Adam’s Peak, a sacred mountain towering in the distance. Surrounded by tropical trees throughout, the villa’s green gardens feel like a serene sanctuary dotted with peaceful lotus ponds. When you’re feeling less than Zen, there are vast lawns to run around on and a sumptuous 21-metre-long pool to splash around in. The pool is framed by a row of sun chairs. A large dining pavilion which seats 20 provides the perfect backdrop for lively dinner parties spent sampling local delicacies while immersed in the estate’s rich history.

    Rural bliss

The house has a very special atmosphere – particularly the original early nineteeth century building. You can still imagine its builder sitting on the verandah admiring the beautiful view. Unusually the five bedrooms are all equally stunning. Hard to chose between them. Very well looked after by the team, who produced great food. Fun going down to Galle in tuk tuks for a drink and some shopping, but the food at Armitage Hill was better.

    A very special place

Armitage Hill is one of the most special places I have stayed. Stunning design, incredible grounds, amazing pool and lovely staff. Food great too! (particularly the banana flambe). It was such a privilege to experience the home of the late Kerry Hill, having long-admired the Aman hotels he designed.
