Kabalana House Living
Kabalana House offers an enticing mix of beach house chic and classic Sri Lankan charm. The light-filled rooms are decorated using natural materials and colours, with curated antiques sprinkled throughout. The classic décor allows the spectacular beachfront setting to take centre stage.
Living Room
The living room is a study in contrasts, with large glass windows looking out to the garden filling the space with light and wooden furniture adding depth to the space. The room has a charming vintage feel to it thanks to the classic look of the furniture and the natural colour scheme used throughout.
Dining Room
The dining area is a fluid extension of the living room, with a classic wooden dining table surrounded by 10 chairs providing blissful views of the garden and beach beckoning beyond. You can leave the glass doors open to enjoy a fresh sea breeze while dining or close the doors to create a more intimate setting.
Garden
This dreamy beach house offers direct access to the beach through a small gate located at the edge of the leafy green garden. The gardens are shaded by idyllic palm trees and blessed with two swimming pool – a large zero-edge number for the grownups and a smaller shallow pool for the little ones. Inviting guests to make the most of the glorious beachfront setting, the villa features two open-air pavilions, perfect for wining and dining or simply sipping a cocktail as the sun sinks into the horizon.
Kabalana House Bedrooms
Kabalana House has four bedrooms. All bedrooms are fitted with dreamy four-poster beds and adjoined by ensuite bathrooms. Minibars and personal safety boxes are provided in each room for guests’ convenience.

Kabalana House Layout
Kabalana House is a four-bedroom villa that’s built over two floors. The ground-floor living areas can be fully enclosed by closing the glass doors which look out to the garden and beach. The villa has a private swimming pool and a shallow kiddie pool. Guests enjoy direct access to a beach protected by a reef.

Your stay in Kabalana House is made enjoyable by the professional staff. Kabalana House’s staff have been professionally trained and will do their utmost to please with their warm and friendly hospitality.
Villa Manager
Kabalana House’s experienced and knowledgeable manager is responsible for the overall operation of the villa. The villa manager will oversee and coordinate the staff and property and assist you during your stay.
Housekeeping
You didn’t think you would be expected to clean while enjoying time off did you? All of our villas include housekeeping to tidy up the villa, arrange the laundry services, wash up and simply make sure you don’t lift a finger whilst on holiday with the family.
Butlers
Butlers are on hand every day to assist with serving during meal times and attend to other guest requirements throughout your stay.
Chef
The villa’s skilled private chef will happily prepare anything from the Western, Asian, vegetarian and children’s suggestion menus, as well as discuss special requests and dietary requirements.
Security
It’s nice to know you have security and many villas will have full-time guards or night time security available. Additional security can also be arranged if the villa doesn’t include any in the daily rate.
Location
Kabalana House is located in the coastal village of Ahangama in southern Sri Lanka. The villa offers a spectacular locale right on the water’s edge, with guests enjoying direct access to a beach protected by a reef. The villa sits some 30-minutes from the UNESCO-protected Galle Fort, while the cool beach town of Unawatuna is even closer by.

Superb house. The location is fantastic – direct access onto a beautiful beach, great for surfing and with lots going on. The house is only a short drive from Galle Fort and a whole bunch of other attractions – there is even a cinnamon plantation and tea plantation you can visit within a 10 minute drive. The house is well furnished – a mix of traditional and modern styles and had everything we needed. And it is very spacious – both inside and out. But the best thing is the staff. They were all lovely and the chef was superb. A highlight was an amazing candlelit seafood BBQ (lobster, prawns, calamari, fish etc), with the waves lapping by us as our sound track. Would definitely recommend.

Janaka helped us with everything throughout the whole time.

Upon request, breakfast was prepared for us, every morning there were fruits and fresh juice. if needed, dinner can also be ordered. the beach is very close. but the most important thing is the people who live here. Janaka the host (and his family) are just lovely people. friendly and accommodating! they helped us a lot with everything. it so happened that in Sri Lanka, the husband ended up in the hospital; Janaka accompanied us, also brought medicines, and helped with everything. We are very grateful to him and his family for this! ❤️ 100% recommendation!

I have never been more relaxed and happy than the way I felt while staying at the Ceilao Villa Kabalana House. I actually have felt very somber and down since returning home to the US. I miss Sri Lanka so much and especially the beach, the staff, the pool, and the food at the Kabalana House! Indika is a humble man with INCREDIBLE chef skills. I left the table extremely satisfied after every meal, and I was always able to try something new. During our stay I swam in the pool and the ocean, sunbathed, and visited the Galle Fort for some shopping. It was hard to leave the Kabalana house for anything, but the Galle Fort was worth it to see. I know I must make it back to Ceilao Villa Kabalana House soon for the comfort and the ease of feeling good in my own skin. I want to thank the staff for making our experience so extraordinary. They go above and beyond, and my friends and I had the time of our lives and bonded wonderfully through our experience of Sri Lanka and Ceilao Villas.

Been eating amazing meals here every night cooked by the owner’s mother – for Sri Lankan prices.
It’s less than a 5-minute walk to the beach which is also the famous ‘The Rock’ surf break.

Kabalana Beach is stunning and relatively quiet compared with places like Hikkaduwa and Mirissa but has everything you need!

Excellent location close to the most amazing beach in Sri Lanka- Kabalana. Villa is run by an amazing and lovely family, delicious breakfasts and dinners were cooked by the owner’s mother and the owner is the most helpful person I have met, he assists with anything you need. There is an AC in the room, kitchen to prepare your own meals and large terrace to spend time chatting with the interesting and good people.The villa is very spacious and has an excellent value for the price.
