Everything about Kayaam House invites relaxation. The villa is very large in size, so there is a wonderful sense of discovery as you make your way across the property. The décor relies on calm tones of beige, white, butter yellow, and turquoise. No matter where you are in the villa, you’re greeted by beautiful views of the garden, pool, or beach. All of this makes for a very soothing stay in paradise.

Living Room

The living room is a beautiful space framed by archways looking over the pool and garden. The room features elegant sofas and armchairs in soothing shades of beige, with a gorgeous collection of brown antique bottles adding unique beauty to the space.

Dining Room

The palatial villa offers ample opportunity for dining in style. The living room houses a generous dining area which can accommodate the whole group for fabulous feasts where the food is tasty and plentiful, and no one is in a hurry. Alternatively, you can dine out on the poolside terrace where your meal will be accompanied by gorgeous views of the palm fringed beach. The kitchen is discretely tucked to the back of the main house, allowing guests to dine in private while the staff prepares the meals.

Gym

The villa’s gym allows guests to sneak in an invigorating workout, with equipment including a multigym, treadmill, and free weights.

Spa

Sri Lanka is famed for its healing treatments and relaxing massages. Kayaam House is exceptionally well suited for enjoying these healing traditions to the fullest, boasting four spa rooms ideal for both individual and couples’ treatments. The villa also features a sauna and steam room that’ll further elevate your wellness ritual.

Garden & Pool

The villa’s gardens offer the most divine taste of Sri Lanka’s coastal beauty. The building is surrounded by vast green lawns dotted with dreamy palm trees swaying in the breeze. Eventually, the lawns give way to a gorgeous stretch of sand framed by the Indian Ocean. An immense swimming pool dazzles at the centre of the estate, offering ample room for clocking some laps and shallow sections where you can sit back and take it easy. The pool is framed by plenty of sun loungers and parasols, with the adjoining deck offering a scenic spot for alfresco dining. There’s also a beautiful yoga sala hidden in the garden – the perfect spot for some soothing asanas at first light.

Kayaam House features nine bedrooms. The rooms have an elegant décor relying on classic furnishings, harmonious colour palette, and luxe amenities. There are eight bedrooms in the main house: two on the ground floor and six upstairs. One bedroom occupies its own garden pavilion.

Villa Manager

Kayaam House’s experienced and knowledgeable manager is responsible for the overall operation of the villa. The villa manager will oversee and coordinate the staff and property and assist you during your stay.

Housekeeping

You didn’t think you would be expected to clean while enjoying time off did you? All of our villas include housekeeping to tidy up the villa, arrange the laundry services, wash up and simply make sure you don’t lift a finger whilst on holiday with the family.

Butlers

Butlers are on hand everyday to assist with serving during meal times and attend to other guest requirements throughout your stay.

Chef

The villa’s skilled private chef will happily prepare anything from the Western, Asian, vegetarian and children’s suggestion menus, as well as discuss special requests and dietary requirements.

Security

It’s nice to know you have security and many villas will have full-time guards or night time security available. Additional security can also be arranged if the villa doesn’t include any in the daily rate.
