Koa Niseko is an elegant collection of three-bedroom and two-bedroom chalets offering a beautiful fusion of Scandinavian design and Japanese minimalism. The estate is located in the serene region of Higashiyama surrounded by snow covered woods, yet just a two-minute drive from the slopes and restaurants waiting in the Niseko Village ski resort. Each chalet is built over two floors and features impeccably styled living areas bringing a touch of Scandi chic to the Japanese mountains.

The two chalets and six townhouses are arranged in neat lines along private driveways, with the exclusive feel of a private estate.

Three Bedroom Chalet

There are 2 x three-bedroom chalets at Koa Niseko. The two guest bedrooms are located on the ground floor and share a bathroom between them. Both rooms have split beds which can be set up as kings or two singles. The master bedroom is located upstairs along with the main living and dining areas and features a king bed and an ensuite bathroom.

There are 6 x two-bedroom townhouses at the Koa Niseko estate. The guest bedroom is located on the ground floor and features a split bed which can be set up as a king or two singles. The master bedroom is housed upstairs along with the living areas and features a king-sized bed. Four of the townhouses can be combined to create an eight-bedroom unit for bigger groups.

Property Manager

The chalet’s experienced and knowledgeable manager is responsible for the overall operation of the chalet. The property manager will oversee and coordinate the staff and property and assist you during your stay.

Housekeeping

Our chalets in Japan often have housekeeping 1 – 2 times per week depending on the property. Each chalet will have their own cleaning schedule.

Location

Koa Niseko is located in Higashiyama in the ski region of Niseko in northern Japan. The estate is within a two-minute drive from the Niseko Village ski resort where you’ll have direct access to the slopes along with great restaurants and other resort amenities. The Banzai chairlifts are about 10 minutes away on foot. There are also a handful of restaurants within walking distance of the property.

    I went to Niseko for a family ski trip in January 2025. We stayed in a 2-bedroom house at KOA NISEKO for five nights, paying approximately 1.1 million won per night. Overall, I was very satisfied with the accommodation 👍

    The accommodation was very clean, the surroundings were very quiet, and the overall interior was warm and welcoming. Everything was fully equipped and operated smoothly: TV, kitchen appliances, cooking utensils, Wi-Fi, washing machine, dryer, etc. High-quality furniture (table, chairs, sofa, bed, etc.) and bedding (comforters, towels, etc.) were also provided.

    The large windows made viewing the snowy scenery outside romantic, and at the same time, we could easily see each other from the neighbors and the outside world. 😅

    Please note:
    The property is managed by a company called H2 Life, and guests communicate via WhatsApp for any necessary matters.
    There’s no daily housekeeping, but rather every few days, so we used the washer and dryer to clean the towels. However, there were no major inconveniences.
    One thing I found disappointing was that, upon check-in, necessary information about housekeeping and heating was not provided (although I did consult other people’s reviews beforehand, so it wasn’t inconvenient).

    In conclusion, ⭐️⭐️⭐️⭐⭐️
    It was excellent value for money, and I definitely want to return.

    Beautiful ski chalet, extremely comfortable for family of 6. Walkable distance to Banzai chairlift at Niseko Village ski resort, yet quiet and private, away from the hustle and bustle of town.

    Koa Niseko felt like a home away from home during our winter getaway. After a fun day in the snow, we loved coming back to the cozy space and cooking meals together with fresh ingredients we picked up from Lucky Supermarket. The Townhouse has everything you need to cook for the family, from stove to cutlery and crockery. Having a car was definitely essential—it made it so much easier to explore the area and stock up on everything we needed. The location, the comfort of the accommodation, and the little moments like sharing meals made our stay truly special.

    I dont know why this place doesn’t have more reviews. Great place, great service. I’ve never been to a ski resort before but this was amazing. The hosts were super helpful and informative. The concierge service was so helpful!

    Koa is Kool! We loved having a seperate living area and TV room for different purposes. The bedrooms are all super comfortable and bathrooms are state-of-the-art. It feels like home actually. The resort shuttle bus stops a short walk from the property, however recommend having your own set of wheels to get around.

    Fab chalets, with easy access to everything in Niseko. The chalets are furnished with light natural tones, comfortable furnishings with high ceilings and large windows letting in an abundance of light. The perfect winter base!

    The villa is clean and well-maintained. There are 6 of us with 3 having OCD. I could have spent the whole winter staying at KOA only. Been to a few other places where my friends were staying at the same time, and I am glad to have chosen KOA. Will definitely come back again.
