Palm Villa is the life of the party! Nestled in the idyllic region of Chiang Mai in northern Thailand, this over the top villa pulls out all the stops to entertain guests on an epic scale. This sleek white villa is fully loaded with all the comforts, conveniences and extra indulgences needed for having a good time. Instead of your run of the mill pool, this villa comes with a sleek and seductive “Wine Spa” where guests luxuriate in a saltwater pool while a waterfall cascades down from up above and a sleek bar is never more than a few steps away… or maybe you feel like relaxing in the Finnish sauna instead? While the kids run wild on the outdoor playground, adults can work up a sweat in the commercial grade gym or enjoy some quiet time browsing through the villa’s extensive library.
As the sun begins to set, there is no better place to admire the scenery than the amazing rooftop Jacuzzi which can seat up to 40(!) guests. You can keep the good times rolling late in to the night, either sipping drinks in the pub hidden downstairs or enjoying a blockbuster in the villa’s private cinema. Life is a celebration! This is the common thread that runs through the sleek contours and elegant spaces of Palm Villa. From the rooftop Jacuzzi to the “secret” pub downstairs, every aspect of the villa has been designed to wow, delight and entertain. Echoing the slick style of LA mansions, Palm Villa is a real box of treasures. Not only are there endless unique features to discover (check out the raptor guarding the villa’s entrance!) but the villa also goes against the grain with its whimsical modern aesthetics. In a land dotted with ornate and bohemian abodes, this polished luxury villa stands out in the best possible way.
Living Room
The living room is the first space that welcomes guests into the villa – and what a welcome it is! This incredible and eclectic space features a statement chandelier and an epic raptor statue – the unofficial guardian of the villa – that stands to attention next to a beautiful glass waterfall. Besides these gorgeous design elements, the room offers comfort, convenience and entertainment aplenty. There are plush sofas to lounge on and a huge TV to keep you entertained. Oh, and an arcade machine with over 5,000 games to choose from! When you feel like enjoying a quiet night in, simply pick your favourite tunes to play on the ceiling speakers and choose a book from the villa’s library – there are literally hundreds of titles to choose from.
Dining Room
It’s easy to dine in style at Palm Villa. The main dining area is positioned in the villa’s gourmet kitchen with a skylight and full wall windows flooding the space with natural light and lush tropical views. The glass topped dining table is crafted from a stunning hollowed out tree trunk and flanked by two benches. This is a great place to gather up for relaxed meals and gourmet feasts – though if you prefer, you can also enjoy a more casual meal or your morning coffee at the nearby kitchen island. This massive island counter is followed by a fully equipped kitchen which includes all the essential appliances sourced from premium brands – these include Franke ovens, a Smeg toaster and more. Yet another unique feature is the Starbucks-inspired coffee and juice bar where guests can enjoy fresh beverages made just to your liking. To top it all off, there is a foosball table to keep you entertained while you wait for your coffee to brew.
Games Room
Tucked downstairs behind the kitchen, you will discover a real hidden surprise: the villa’s very own private pub! This space was made for epic merry making and offers all the trimmings of an authentic British pub – and then some! The bar features Sanden fridges and sinks, with a backlit bottle cabinet displaying your favourite spirits. You can shoot a game of pool or a round of darts or pass the time playing your favourite boardgames – the pub has everything from Monopoly to the Game of Life and Jenga. Thanks to the Bluetooth speakers, the soundtrack will always be just right.
Cinema Room
If the pub is a hidden surprise, then get ready for another one! Palm Villa’s cinema room is carefully hidden behind the pub, inviting guests in for a movie night that’s one for the ages. This epic room is fitted with a 4k projector and a top-of-the-line surround sound system, with plush red seats (including leisurely “beds” in the back row) only adding to that silver screen magic. An Apple 4k TV box and an Xbox Series X are also available so you can stream all your favourite shows and play the latest games.
Garden
In keeping with the villa’s million dollar ambiance, Palm Villa offers more than a few outdoor areas for guests to luxuriate in. The first one is the villa’s singular Wine Spa which is located on ground level. Besides the glamorous salt water pool, this swanky space also features a fully stocked bar (complete with a custom made 120-bottle wine fridge), an authentic Finnish sauna and an incredible waterfall feature. Thanks to dark stone walls and ceilings, the space resembles your very own secret cave. Moving over to the garden, you will discover a fun filled playground for the kiddos, complete with a slide, swings and a sandpit. The grownups are well catered to as well, whether they prefer practicing their chips and putts out on the golf green or sipping cold drinks at the Bamboo Bar hidden in the garden. And the fun doesn’t stop there! Up on the rooftop, you will find another showstopper: the largest private Jacuzzi in all of Thailand! This rooftop stunner can accommodate a whopping 40 guests and offers amazing views looking out to Doi Suthep, particularly during sunset. The huge Jacuzzi is flanked by a sleek bar and a plush seating area. The rooftop terrace is fitted with surround sound speakers, ensuring the playlist is always to your liking.
Gym
The villa’s commercial grade gym makes it easy to stay active even while on holiday. Located on the upper floor, the air-conditioned gym is fitted with a stationary bike, treadmill and a multipurpose weight system to ensure a well-rounded workout. There is a TV to keep you entertained and a fridge for optimal hydration. Mirrored walls allow you to make the most of your workout.

Palm Villa features four uniquely designed bedroom suites: the opulently styled Master Suite; the eclectic Moroccan Suite; the perfectly pink LA Suite; and the exotic African Suite. Each room is styled to the nines to capture its unique ambiance and they all come with one-of-a-kind features ranging from Moroccan floor cushions to your very own candy dispenser. All rooms are fitted with a king-sized bed complete with an ergonomic mattress. The rooms are adjoined by an ensuite bathroom each.

A king-sized bed with a deluxe memory foam mattress is positioned beside glass doors opening to a private balcony that looks over the rice fields. The bed faces a huge flatscreen TV. Close by, there is an ample seating area with two chesterfield sofas, a coffee table and another TV screen. The seating area gives way to a glamourous walk-in wardrobe. The ensuite bathroom is equally grand and features a stunning bathtub positioned on a platform by the window. The bathroom also has a separate shower, dual sinks and a toilet.

The African Suite was inspired by the beauty and splendour of the African continent. The room centres around a king-sized bed (complete with a high-end memory foam mattress) with a unique faux cowhide trimming. Painted bamboo walls add to the exotic ambiance. Glass doors open to a lovely balcony. The ensuite bathroom has some real wow factor as it features an outdoor “jungle” shower that allows guests to shower beneath the starry sky while enveloped by lush greenery. The bathroom also features a washstand (lined with mischievous monkey motifs) and a toilet.

Palm Villa is a four-bedroom villa that’s built over two floors. The ground floor houses the living room, kitchen, dining room, bar and cinema room. This floor also houses the “Wine Spa” – an open air space with a fully stocked bar and a saltwater swimming pool. The upper floor houses all four bedrooms, the villa’s gym, the rooftop Jacuzzi and its adjoining deck.

Your stay in Palm Villa is made enjoyable by the professional staff. Palm Villa’s staff have been professionally trained and will do their utmost to please with their warm and friendly hospitality.
Villa Manager
Palm Villa’s experienced and knowledgeable manager is responsible for the overall operation of the villa. The villa manager will oversee and coordinate the staff and property and assist you during your stay.
Housekeeping
Housekeepers attend the villa daily to take care of all domestic duties.
Butlers
Butlers are on hand daily to assist with serving during meal times and attend to other guest requirements throughout the day.
Security
It’s nice to know you have security and many villas will have full-time guards or night time security available. Additional security can also be arranged if the villa doesn’t include any in the daily rate.
Location
Palm Villa is located in Chiang Mai in northern Thailand. Chiang Mai has long charmed visitors with its beautiful landscape and artistic heritage that harks back to the ancient Kingdom of Lanna. With some 200 temples, incredibly vibrant markets and endlessly chic cafes, this mountainside city is a wonderland just waiting to be explored! Palm Villa is located in San Sai just on the outer edge of the city. It only takes 30 minutes to reach the bustling city streets from the villa – though there is much to keep you occupied closer to home as well. San Sai is known for its peaceful ambiance and scenic landscape and you will find stunning Buddhist temples dotted throughout the area. There are wonderful natural attractions in the region as well, the Huay Tueng Tao Reservoir being one irresistibly serene example.

Palm Villa is an excellent choice for an extraordinary family vacation.
This luxurious property stands out among traditional paddy fields and private dwellings, locally owned cafes, pubs, and convenience stores.
Elegant coy fish swim beneath your feet as you make your approach to the entryway, where you are greeted by an enormous crystal chandelier and a life-sized dinosaur that sets its own creative tone.
This house is huge and extravagantly furnished in every aspect, with 4 large themed bedrooms, each with its own individual spacious en-suite.
We thoroughly enjoyed our stay, diving over the waterfall that connected two split-level pools, relaxing in the sauna, lounging by the bar, playing a round of pool, watching late-night movies in the theatre, taking family photos on the terrace, and enjoying the premium inclusions that other vacation properties don’t typically offer.
Entertainment is thoughtfully provided for the entire family. An arcade Pac-Man machine, soccer table, gaming station, indoor rock climbing wall, Nerf guns, garden playground and good old fashioned board games provide hours of holiday enjoyment for both young and old.
We even had the opportunity to top our stay off with an exquisite dining experience prepared by a Michelin chef.
This is undoubtedly an award-winning home for those who would like to experience an award-winning holiday experience.

Palm Villa is without question, the most amazing property we have ever stayed in. As a family with two teenage boys, they loved watching movies in the cinema and playing a game of pool. The spa area was delightful as well and Jon and Mai were so lovely to provide a bottle of champagne on arrival for us. This house is truly amazing for all types of events and activities. It’s a fully maintained 4 bedroom and 6 bathroom masterpiece with small gym, 2 pools, sauna and several large meeting areas and breakout areas. I forgot to mention the 2 upmarket bar areas beside the pools, plus the tavern with its own pool table. The large front and back yards are spacious and open. Last but not least fully equipped movie theater.
